RICS - Full Building Survey - what is included?

Mason Carey were onsite this week undertaking an RICS full building survey for a client purchasing a traditional Tunbridge Wells 1890's semi-detached house. We are often asked what is included within the survey and the guidance from the RICS is the main point of information for clients.

Where we are happy to stand apart from the usual survey service is in our before survey and after survey contact and client care process. We shall always look to understand what are the reasons for the property purchase and what are the proposed use or alteration to the building. Whilst always calling clients to discuss the property on the day of the survey inspection we also take time to answer any questions following release of the survey. Should our clients obtain additional information, guarantee certificates or have any further construction queries we are happy to discuss these items until all parties are comfortable with there understanding.

You should choose an RICS Building Survey if you’re dealing with a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works. It costs more than the other RICS reports because it gives detailed information about the structure and fabric of the property.

It includes:

• a thorough inspection and detailed report on a wider range of issues

• a description of visible defects and potential problems caused by hidden flaws

• an outline of repair options and the likely consequences of inactivity and

• advice for your legal advisers and details of serious risks and dangerous conditions.

An RICS Building Survey does not include a valuation, but your surveyor may be able to provide this as a separate extra service.Estimated costs of repairs may also be included as an option.
